Pull up three real estate sites and search Granby, Colorado, and you will get three different answers to what should be a simple question. One site says the median home sold for $498,000 over the three months ending in May 2026, down 20 percent from a year earlier. Another puts the typical home value at $719,065 as of the end of May. A third shows homes selling for a median of $795,000 in June. Same town. Same season. A spread of nearly $300,000 on what is supposedly one number.
That is not a data error. It is a symptom.

Granby is not one housing market right now. It is two, running on parallel construction schedules, closing in the same MLS in the same months, and getting averaged together as if they were the same product. Understanding which market you are actually looking at matters more than any single median a portal hands you.
The floor: homes that are capped by design
Two developments are putting deed-restricted, income-qualified homes into Granby's sales data at a pace the town hasn't seen before.
Nuche Village, the town of Granby's workforce housing project east of U.S. Highway 40 near the Flying Heels Rodeo grounds, began welcoming its first homeowners earlier in 2026. The first phase includes 21 two-bedroom townhomes, four two-bedroom duplexes, and four three-bedroom single-family homes, the last of which are already sold. In April 2026, Alysse Mancuso and Joe Puetz moved into one of those single-family homes with their two young children. Mancuso told Sky-Hi News she now walks the roadside trail between the neighborhood and the nearby City Market grocery store as the weather warms, and had a simple read on the homeowners association handling an early water pressure issue.
"The HOA has been responsive... The HOA is pretty reasonable."
Eligibility for Nuche Village tops out at 160 percent of area median income, and sales prices are set by the buyer's income bracket rather than by what the market will bear.
A second project, Habitat for Humanity of Grand County's Ten Mile Crossing, has been moving through town approvals for 28 additional for-sale homes off Ten Mile Drive. Executive director Lisa Cooper said earlier this year that construction could begin as soon as summer 2026 on a five-phase build of 14 duplex buildings, each three-bedroom, two-bathroom unit built with modular construction and an oversized one-car garage. Buyers commit to Habitat's sweat equity model, 200 volunteer hours per adult household member with at least 100 of those hours on the construction site itself, and every home carries a deed restriction. Before an owner can sell, Habitat gets the right to repurchase or help find another income-qualified buyer, and the resale price is set by a formula that limits how much the home can appreciate.
That last detail is the one that matters for reading a median. These homes are not going to trade up over time the way an open-market house does. They are built to stay affordable, permanently, by design. Every one of them that closes pulls the reported median down, and none of them will ever pull it back up.
The ceiling: a resort building at full speed
At the same time, Granby Ranch, the 5,000-acre resort property just outside town, is executing a multi-year real estate plan called "Granby Ranch Elevated," unveiled by general manager of development and construction Dave Huber at the resort's summer concert kickoff on June 3, 2026. The presentation laid out real estate priorities running three to five years out, and the pipeline behind it explains the top half of Granby's price spread.
The Meadows townhomes sit at the more attainable end of the resort's own product line, launched with prices from the high $400,000s to high $600,000s in a walkable setting close to downtown Granby's shops, restaurants, and breweries. Wrangler's Crossing, a multifamily project near the base lodge, launched in the $950,000s. Saddle Mountain, the resort's ski-in, ski-out townhome community on the Home Again Ski Trail, has had recent units list from $1.199 million to $1.25 million, with HOA dues near $567 a month covering a ski pass, eight rounds of golf, pool, and fitness access.
Behind those, three new single-family neighborhoods are in various stages of construction: Eisenhower Camp, in a mountain contemporary style with views toward Parry Peak and the Fraser River, has already broken ground, with Greyhawk, along the resort's golf course, and Timber Ridge, designed for direct ski-in, ski-out access on East Mountain, both set to follow.
Notice that this is the same landowner building both ends of the market. The brothers who bought Granby Ranch about five years ago through their GRCO and GR Terra companies formalized plans for roughly 4,500 new residences on the property, spanning everything from attainable townhomes to ski-in estates. Granby's supply pipeline is not fragmented by accident. One company is deliberately filling both segments of the same town at once, and both segments are closing in the same reporting windows.
Why the median can't hold still
When a batch of Saddle Mountain townhomes closes in a given month, the reported median jumps toward the million-dollar mark. When Nuche Village or Ten Mile Crossing sales close in volume, the same number falls toward the high $300,000s or low $500,000s. Neither reading is wrong. Both are true of Granby at once, and the portal median is just a snapshot of whichever pipeline happened to close more units that quarter.
The same distortion shows up in days-on-market figures. Redfin's own numbers put average days on market at 151 for the three months ending in May 2026, up from 87 a year earlier. That figure blends two entirely different sales processes: a resort buyer deciding whether to write an offer on a Saddle Mountain townhome, and a workforce buyer moving through income verification and, in Ten Mile Crossing's case, a sweat equity commitment before they ever close. A single "how fast do homes sell in Granby" answer does not exist any more than a single median price does.
What this means if you're actually buying
If you are comparing Granby to Fraser, Tabernash, or Winter Park on the strength of a headline median, you are comparing an average of two markets to towns that mostly report one. Ask what specifically closed, and where, before treating any county-level number as a comp.
If you are shopping resort product directly, price against Granby Ranch's own published bands, The Meadows, Wrangler's Crossing, Saddle Mountain, Eisenhower Camp, not against a blended county median that includes homes you were never eligible to buy in the first place.
If you are a developer or investor running comps, be careful not to let deed-restricted resales anchor your pricing model for market-rate parcels nearby. Those homes carry formula-capped appreciation by law. They are not proxies for what an open-market buyer will pay for a similar footprint a half mile away.
Granby is genuinely building two different futures for two different buyers at the same time, on the same road. That is worth knowing before you make an offer based on a number a website generated without asking which Granby you meant.
